The Georgia Dream Homeownership Program is one of Georgia's most well-known homebuyer assistance programs. Qualified buyers may receive financial assistance to help reduce the amount of money needed at closing.


Depending on the program, eligible buyers may receive:

  • Up to 5% of the purchase price (up to program maximums)

  • Enhanced assistance for qualifying educators, healthcare professionals, military members, first responders, and other eligible occupations

  • Additional assistance for certain households with qualifying disabilities


Georgia Dream continues to be one of the first programs many buyers should explore when beginning their homeownership journey.

Invest Atlanta Homebuyer Programs

If you're purchasing within the City of Atlanta, Invest Atlanta offers several homebuyer assistance programs designed to help qualified buyers reduce their upfront costs. These programs are available exclusively for homes located within Atlanta city limits and may provide assistance toward purchasing a primary residence.


Funding availability and program offerings can change throughout the year, making it beneficial to begin exploring your financing options before you start shopping for homes.


Atlanta Housing Down Payment Assistance

Atlanta Housing offers one of the larger homebuyer assistance opportunities available for qualified buyers purchasing within the City of Atlanta.


Current opportunities may include:

  • Up to $20,000 in assistance for eligible buyers

  • Up to $25,000 for qualifying public service professionals and select participants

  • A recently announced pilot program offering up to $60,000 for eligible Housing Choice Voucher participants


Programs like these can make a significant difference in reducing the amount of cash needed at closing.

WE DeKalb Down Payment Grant

Planning to buy in DeKalb County? The WE DeKalb Program offers a down payment grant that may provide 1%, 2%, or 3% of your mortgage amount to help reduce your upfront costs. One feature that makes this program especially attractive is that it is not limited exclusively to first-time homebuyers, making it an excellent option for many repeat buyers as well.

Gwinnett County HomeStretch Program

Gwinnett County's HomeStretch Program may provide up to $10,000 in down payment assistance for qualified buyers purchasing within the county. For eligible buyers, this assistance can help preserve savings for moving expenses, furniture, future home maintenance, or simply building a stronger financial cushion after closing.


Cobb County My Home Program

Cobb County also offers down payment assistance opportunities for qualified buyers purchasing within the county. In addition to the primary assistance program, certain Cobb County employees may qualify for additional homeownership incentives. If Cobb County is on your list, this is definitely a program worth exploring.


Ameris Bank Choice Down Payment Grant

Not every assistance program comes from a government agency. Many lenders also offer exclusive grant programs that can provide meaningful savings for qualified buyers. One example is the Ameris Bank Choice Down Payment Grant, which recently increased from $7,500 to $10,000 for eligible buyers throughout much of the Metro Atlanta area.


Program highlights include:

  • Up to $10,000 in grant assistance

  • Expanded income limits, allowing more Metro Atlanta households to qualify

  • Available with eligible Conventional, FHA, and VA financing

  • May be used toward qualifying down payment, closing costs, and permanent interest rate buydowns, depending on the loan program

Renasant Bank Homebuyer Assistance Programs

Another lender offering valuable homebuyer assistance is Renasant Bank.


Forgivable Grant Program

These funds may be used toward qualifying:

  • Down payment

  • Closing costs

  • Prepaid expenses


Helping reduce the amount of cash buyers need to bring to closing.


Community Homebuyer Program

Renasant also offers a Community Homebuyer Program that may provide:

  • Up to 100% financing

  • No down payment required

  • No private mortgage insurance (PMI) on eligible loans

  • Up to $20,000 for qualifying educators, healthcare professionals, military members, veterans, first responders, and law enforcement officers
